Please report any routine maintenance using the form below giving as much detail as possible, including photos where possible.
In the event of an emergency out of office hours please call: 01242 226026, choose option 5 and leave a voicemail.
The office telephone number is diverted out of hours and the voicemail checked regularly, and your call will be returned if an emergency. If the nature of your call is not deemed to be an emergency we reserve the right to decline attendance until the office reopens. If a contractor is called out and the repair is not an emergency or justified, you will be liable for all costs.
Please see below for some common issues/questions:
Lost / Misplaced keys
If you accidentally lock yourself out of your property, this is not deemed an emergency. During office hours our office keys can be collected and returned the same day (if available). If the lock-out occurs out of office hours or at the weekend, tenants will need to organise a locksmith (at their own expense) to gain entry or arrange alternative accommodation (at their own expense) until the next working day.
Loss of Electricity
In the first instance please check that the fuse board in your flat is working and the “trip” has not switched to the “off” position. Switch the “trip” on/off once to reset.
Then please check your electricity meter is working. If you have a prepayment meter please ensure you have sufficient credit for the supply.
If you still have no power please check www.nationalgrid.co.uk.
Loss of Gas
In the first instance please check your gas supply and meter are working and that your main gas tap has not been turned off.
If you have a prepayment meter please ensure you have sufficient credit for the supply.
If you still have no gas please contact your supplier.
Heating/hot water
Under no circumstances should you attempt to open the front of any gas or electricity appliance. Please call the office should your boiler or immersion heater fail.
Condensation
Condensation and high humidity typically arise from inadequate heating and ventilation and is more noticeable during the colder weather. The property should be kept heated and well aired daily. Use bathroom and kitchen extractor fans and heaters whenever possible, and always open a bathroom window following a shower or bath. Bathroom and kitchen doors should be closed when the rooms are in use. If you are concerned about condensation and high humidity please contact our office and we will arrange to visit the property.
Winter
Please ensure if you are away from the property during cold weather that you keep your heating running at all times on a low temperature to keep the pipes from freezing.
Meter Locations
The location of your gas and electricity meters are noted on the inventory provided to you when you take occupation.
Fire Alarms and smoke detectors
Tenants should test any smoke detectors located within the property let on a weekly basis and replace batteries as necessary.
Under no circumstances should the fire alarms and/or smoke detectors within the flat or communal area be tampered with. Door closers must not be removed from fire doors and where door closers are fitted the doors should not be “propped” open. If your property is provided with a Fire Extinguisher any misuse of the extinguisher will result in a charge being made for the replacement of the unit. In the event of a fire please report any use of the fire extinguisher to the landlord immediately.
