Below you will find answers to many questions. If you can’t find the answer you are looking for, please don’t hesitate to contact us.

1. What is the minimum tenancy length?

All of our properties are let on Assured Shorthold Tenancies, a minimum of a twelve month contract. Once this initial term has elapsed, the tenancies become periodic tenancies and then one month’s written notice must be given.

It is important to remember that tenancy agreements are legally binding contracts and should be fully understood before signing. If in any doubt independent legal advice should be sought before signing.

2. What fees are payable?

Tenancy Admin Fee £195 for one person
Tenancy Admin Fee £40 per additional person
Pet Fee £25 plus increased deposit (equivalent of two month’s rent)
Guarantor Fee £50
Check out fee £20
Deposit six weeks rent

Once the Tenancy Admin Fee has been paid, the property will be removed from marketing but any tenancy will be subject to satisfactory references. If we decline taking the tenancy due to references then the Tenancy Admin Fee will be refundable less £25 per person.

All monies with the exception of the check out fee must be received as cleared funds prior to a tenancy commencing and keys being issued.

3. What happens if I need a Guarantor?

Please note that if you are in receipt of any income related benefits or have a low credit rating you may be requested to provide a Guarantor for the rental agreement. A Guarantor Fee in this instance of £50 is payable. The Guarantor will be requested to complete a separate agreement to guarantee the rental payment for the period of the tenancy.

4. What happens to my deposit?

Your deposit will be protected and registered with My Deposits. The deposit is only refundable at the end of your tenancy, subject to a satisfactory check out and no outstanding rent arrears. The Check out Fee of £20 can be deducted from the deposit or paid separately. The deposit will be returned within the guidelines set out by the Tenancy Deposit Scheme.

5. When will my rent be due?

Your rent will be due monthly in advance paid by standing order into our bank account.

6. Do I need insurance?

It is your responsibility to ensure that your possessions are adequately insured against loss or damage.

7. What is the position with Council Tax & Utilities?

You will be responsible for all the utilities and council tax during your tenancy. You need to notify the relevant companies of your occupation and meter readings will be provided in your inventory.

8. Are the properties furnished?

No, none of our properties are furnished but white goods (washing machine and fridge/freezer) can be supplied on request.

9. Can I have a pet?

We will consider some pets (but it is on a discretionary case by case basis) and if accepted, will require the Pet Fee of £25 plus an increased deposit of two month’s rent rather than the usual six weeks.

10. Is bike storage available?

A large number of our properties have access to secure bike storage. Please contact the office if you would like more details.
